Building in a BAL FZ (Flame Zone) area can be tricky. These areas have the highest level of risk from potential bushfires, and houses in these zones could be exposed to:
Extreme heat
Severe burning ember attack
Direct flame contact
Australian Standard AS 3959 outlines building regulations that must be followed when building in BAL FZ areas. If these are not followed, houses may not be insured properly in the event of destruction or damage from a bushfire.
According to AS 3959, all external wall cladding MUST be non-combustible. This means timber cannot be used in BAL FZ, but instead, builders must choose products such as:
Brick
Fibre cement
Concrete
Solid aluminium
Buildings in BAL FZ areas must also have an appropriate fire blanket installed behind their cladding, such as TBA Firefly.
